Blind Luck Ranch is located near Scurry, TX in Kaufman County. This property is an ideal recreational property that offers seclusion, but yet is very accessible. The rolling terrain, large oaks, wildlife, and lakes lend many possibilities for this property.
Terrain: This property has a rolling terrain with approximately 75 feet of elevation change across the tract. There are several high points on the property with great views. There are a couple of wet weather creeks that cross the property and run into the lake at the located at the back of the property. There is not any portion of the property located in the flood zone.
Soil and Vegetation: The soils are a combination of Wilson-Burleson and Ferris-Altoga soils. These are clayey soils with a mixture of loamy soils in places. You will find across the property especially on the hill tops that the soil tends to be more loamy. This leads to the mixture of predominately large oak trees in these areas mixed with other trees such as cedar and other hard woods. In the lower areas there is a mixture of cedar and mesquite. This makes great habitat for the wildlife and gives a unique character to the property offering both types of cover on the same property.
Water: The focal point of the property is the 16 +/- acre lake. This lake is surrounded by timber and during the wet part of the year can offer some flooded timber duck hunts. The water shed for the lake is pretty large and during times of heavy rains the lake can swell in size but typically is back to normal pool level within a week or so. There is also an approximate 3 acre lake towards the west side of the property. This lake has an accessible shoreline and fishing is good. Located at the NE corner of the property is a stock pond that provides additional water for wildlife. Located behind the 3 acre lake is a small duck marsh that was created to provide another hunting opportunity.
Improvements: There is a 30' by 30' two story building that could easily be converted into a hunting cabin. The structure is on a concrete slab and has been sheet rocked, wired, and has plumbing in place for a bathroom, but would need finish out. There is community water and electricity available on the property.
Wildlife: The property is located in a great spot for hunting. Having large neighboring properties help maintain the wildlife populations in the area. There is ample cover as most of this property is timber or a mix of timber and small meadows. There have been food plots added and an interior road system put in place to allow you to navigate and cover the property well for hunting purposes. The King Creek bottoms adjoin the property to the north and northeast which is prime deer habitat. Feeders and blinds have been placed in strategic locations offering great hunting opportunities. When you sit in one of these blinds you are going to see good numbers. The lake also offers some great duck hunting. You will see a good number of mallards, gadwall, and widgeon along with ring necks and geese.
Location: The property is located south of Kaufman near the town of Scurry, TX in Kaufman County. The property has an entrance along Hwy 34. It is within 30 minutes of Dallas and only about 4 miles to Hwy 175 for an easy commute.
Taxes: This property is under a wildlife management plan for tax purposes. The 2016 taxes were an estimated $800.84
